As for Joshua & Ryan, we both use an online-investment tool called Betterment as our personal savings, planning, and investing software. Using Betterment, which costs nothing to set-up and has no minimum-balance requirements, we’ve learned how to invest in our future selves by setting aside a percentage of our income without even noticing it’s gone.
Passive income is attractive because it frees up your time so you can focus on the things you actually enjoy. If a doctor wants to earn the same amount of money and enjoy the same lifestyle year after year, they must continue to work the same number of hours at the same pay rate—or more, to keep up with inflation. Although such a career can provide a very comfortable lifestyle, it requires far too much sacrifice unless you truly enjoy the daily grind of your chosen profession. Additionally, once you decide to retire, or find yourself unable to work any longer, your income will cease to exist unless you have some form of passive income.
Whatever you do to build your contribution muscle, it needn’t be grandiose; it need only contribute to someone else’s life. If you do this for a few weeks, you’ll realize that your financial problems are tiny compared to many of the problems in the world around you. By discovering the smallness of your financial woes, you’ll feel empowered to take massive action and beat the crap out of your relatively miniature problems.
We also keep our Safety Nets in our Betterment accounts. We do this for two reasons: 1) the money is liquid, which means we have instant access to our Safety Net if we need it, and 2) when the money is sitting in a separate account, it is less tempting to access than if it’s in our bank accounts (plus it earns a better interest rate in a safe, conservative way).
For anyone thinking of renting out their place via AirBnB, just check to make sure that it is legal where you live. I live in NYC and AirBnB is illegal here because a short-term rental for under 30 days is only allowed if you are a legal hotel. If caught renting or even advertising your home within the five boroughs of NYC on AirBnB, you could incur heavy fines for running an illegal hotel. Plus, most neighbors in apartment buildings don’t want strangers tramping in and out of their buildings all the time, so there could be trouble from people making complaints. So, check the laws where you live if that’s what you want to do!
How to Monetize: Affiliate marketing works well when you discuss products on your blog. For our fish tank blog, we would link to all the things you need to buy for an aquarium and then when people click on that link and buy that item (and other items they purchase with it with some exceptions) you get a percentage of the purchase. Amazon Associates is the best-known affiliate marketing program, but there are others like Impact Radius, ShareASale, Commission Junction, ClickBank, and Rakuten too.
Take a look at where you think you fall on the aforementioned levels of financial freedom. Use it as motivation to keep moving towards your most important financial goals. While I love what I do, and plan to help people with financial planning forever, I take comfort knowing that it will be a choice to continue working in my golden years. Although I am still decades away from full retirement age, I am right between bare bones retirement, if I stayed in Los Angeles, and retiring comfortably if I was willing to leave California. Who knows what the future holds and how far up the chain of financial freedom my household will climb? Where are you at, and where do you want to be in five, 10 or 15 years?
Rental properties are defined as passive income with a couple of exceptions. If you’re a real estate professional, any rental income you’re making counts as active income. If you’re "self-renting," meaning that you own a space and are renting it out to a corporation or partnership where you conduct business, that does not constitute passive income unless that lease had been signed before 1988, in which case you’ve been grandfathered into having that income being defined as passive. According to the IRS's Passive Activity and At-Risk Rules, "it doesn't matter whether or not the use is under a lease, a service contract, or some other arrangement."
